Rebategta.com offers are not intended to solicit properties currently for sale or intended to solicit Buyers signed to a Buyer Representation Agreement with another Brokerage or another Sales Representative/Broker in the same Brokerage as rebategta.com. Commission rebates are available only to buyers who enter an Sole or Exclusive Buyer Representation Agreement with the Brokerage of rebategta.com and successfully purchase and close a home offering a minimum 2.0% cooperating broker commission (Or dollar value equivalent) to the Brokerage of rebategta.com. Before signing a Buyer Representation Agreement with the Brokerage of rebategta.com, buyer must sign a declaration confirming they are not under contract with another Brokerage or another Sales Representative/Broker in the same Brokerage as rebategta.com. If it is discovered Buyer was under contract with another Brokerage during the currency of the contract with the Brokerage of rebategta.com. Buyer agrees to refund the commission rebates within 3 business days. The commission rebate percentage (%) is determined by a sliding scale from 20% to 50% based on the number of showings prior to purchasing a home. The Commission Rebate is calculated on the cooperating broker commission NET of HST (if applicable) actually received by the Brokerage of rebategta.com at the close of trade for representing the buyer net of any allowances or deductions by the Brokerage of rebategta.com related to the transaction, times (x)rebategta.com commission percentage as Sales Representative (90%) times (x) commission rebate percentage (%). The amount of cooperating broker commission received will vary on individual properties. Occasionally the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or additional incentive over and above the cooperating brokerage commission. Any such bonuses or additional incentives are separate and apart from the cooperating brokerage commission actually received by the Brokerage ofrebategta.com and the buyer is not entitled to a rebate or any bonus or additional incentive monies paid to the Brokerage of rebategta.comover and above the cooperating broker commission. If rebate, the rebate will be paid or credited to the party or parties named as the “buyer(s)” registered on the Agreement of Purchase and Sale. All buyers must sign a RECO (Real Estate Council of Ontario) approved Buyer Broker Agency form which will spell out this Rebate Agreement before any rebate will be issued. Rebates are not offered on pre-construction VIP condo sales or properties personally listed for sale by rebategta.com. Rebates are not valid with any other offers or promotions. The commission rebate is guaranteed personally by rebategta.com and paid directly by the Brokerage of rebategta.com. Rebate is to be paid to buyer within 30 days of closing. For resale transactions, the rebate amount must be disclosed to both parties of the transaction. This rebate program is only available where offered by rebategta.com permitted under provincial law and when not otherwise prohibited by the buyer’s lender(s).
